INTERNATIONAL HOTEL AND RESORT INVESTMENT
Trinity has been particularly active in hotel and resort development and has achieved a reputation for acquiring and managing world-class hotels and resorts, and providing favorable returns to its investors.
In the mid 1990s, hotels in the U.S. were deemed to be undervalued, creating intense competition among the largest of the capital sources (both public and private), and pressuring these sources to increase the size of hotel holdings within their real estate portfolios. As a result, this demand and the subsequent competition lowered the sector's capitalization rates by as much as 250 to 400 basis points, significantly increasing hotel pricing. This cyclical trend presented investment opportunities which Trinity principals at the time were quick to capitalize on.
In 1997, anticipating acceleration in hotel values in gateway North American and European cities, Trinity and its partners acquired the controlling interest in the Rafael Hotel Group. In 2000, Trinity sold the portfolio to Mandarin Orient Hotel Group, achieving exit pricing that was double its acquisition cost.
Recognizing positive long term fundamentals in Mexico’s economy including its elevation as an international market and destination, particularly to the U.S. traveler, Trinity commenced efforts in the mid-1990s to capitalize on such trends. In late 2006, Trinity, with a local partner, successfully completed the development of the162-suite Embassy Suites Mexico City, located on the famed Paseo de la Reforma.. In January 2008, Trinity, with another local partner, commenced construction of an ultra-luxury resort within the Puerto Los Cabos master plan in San Jose del Cabo. Plans are underway for additional projects in Mexico.
Capitalizing on relationships built in Asia, Trinity has entered into a joint venture involving a major Asia-based investor and a major Wall Street institution. The JV will develop a luxury-branded oceanfront resort and residential project on 60 prime acres in Phuket, Thailand.
